Home Depot on Thursday said it is acquiring SRS Distribution in an $18.25 billion deal, the latest and largest sign of its ambitions to drive sales by winning more business from contractors, roofers and other home professionals. The home improvement retailer expects the acquisition to close this fiscal year, which ends in late January. Home Depot already draws half of its business from pros, while the other half comes from do-it-yourself customers. It recently announced it will open four distribution centers that help support sales to pros. The acquisition comes after the home improvement retailer said last month that it expects slower sales trends to continue.

HONOLULU (AP) — Local officials in Hawaii next month plan to open an office that will speed up Maui County's notoriously slow processing of building permits to help the town of Lahaina to recover from last year's deadly wildfire. The new permitting center will help private developers building five separate projects with a combined total of more than 500 housing units. The Federal Emergency Management Agency is building 169 temporary housing units for displaced residents and is renting 1,300 units from landlords. The state of Hawaii is building about 450 temporary housing units, including 270 that will be ready by July or August. The state's temporary units are expected to be used for three to five years.

New York Community Bank said Thursday it lost 7% of its deposits in the turbulent month before announcing a $1 billion-plus capital injection from investors led by former Treasury Secretary Steven Mnuchin's Liberty Strategic Capital. The bank had $77.2 billion in deposits as of March 5, NYCB said in an investor presentation tied to the capital raise. NYCB also said it's slashing its quarterly dividend for the second time this year, to 1 cent per share from 5 cents, an 80% drop. In a little more than a month, the bank changed its CEO twice, saw two rounds of rating agency downgrades and announced deepening losses. At its nadir, NYCB's stock sank below $2 per share Wednesday, down more than 40%, before ultimately rebounding and ending the day higher.

A new report from RentCafe, another apartment search site, ranks the most competitive rental markets, with Miami topping the list for 2024. They have 14 prospective renters for each unit compared with the national average of seven, and the city's occupancy rate is 96.5%, compared with 93% nationally. The option of remote work has also sent more people to the region, but the supply of apartments there is dwindling, making it more competitive. While rental supply is rising, demand is sustaining thanks to the short supply of homes for sale in today's market and rising mortgage rates.

Distress in a corner of the commercial mortgage market rose 440% in the last year. Loans packaged into commercial real estate CLOs saw a big uptick in distress. Distress levels in an important corner of the commercial real estate debt market have rocketed higher in the last year. Commercial mortgages packaged into collateralized loan obligations and sold to investors as bonds saw a distress rate of 8.6% in January, marking a huge jump from the beginning of 2023 when the rate was 1.4%. The amount of outstanding loans packaged into CLOs is about $80 billion, according to a report by data and analytics firm CRED iQ.

The national median price of rent for apartments ranging from studios to two-bedroom apartments fell 0.3% year-over-year to in January. Still, prices are over 18% higher than pre-pandemic levels, due to continued strong demand and limited supply in some markets. The national median rent for a two-bedroom apartment was $1,892 in January, down 0.6%, while rent for a one-bedroom was essentially flat at $1,591. Still, even with the uptick, Chicago’s median rent of $1,852 is almost $1,000 less than coastal big cities like New York at $2,844 and Los Angeles at $2,829. But the supply of new multifamily housing is growing, which helps to bring down rental prices, according to the report.
